At RENewell the lease signing is just the beginning:

  • Punch list items are addressed and discussed with the tenant
  • All tenant messages are replied to within 24 hours of receipt

  • If a tenant chooses to test the market to find a better housing fit prior to signing a lease, RENewell will work with the tenant to help them make the best possible housing decision.

FAQ


What does the rental application involve and is there a fee?
  • Our rental application includes a questionnaire, credit/background check, and a conversation with at least one of your prior landlords (or 2 references without a landlord reference). We do charge an application fee of $25 to cover the cost of the background check. If the applicant is offered a lease on the property, the fee is applied to the first month’s rent following signing of the lease. We offer all potential tenants the option of keeping their application results on file for up to 5 years so that if they choose to apply for a different RENewell managed property they will not need to pay the application fee a second time.
When is rent due and is there a late fee?
  • Rent is due on the 1st of the month. If the 1st falls on a weekend or holiday, rent is due on the first business day after the 1st. A 5% late fee is charged for rents received after the 5th of the month (unless the postmark indicates they were sent prior to the 1st) without prior authorization from RENewell.
Do I have the ability to pay rent online? If so, how do I set that up?
  • RENewell believes that rent payments should be convenient for our tenants and because of that we accept multiple forms of payment including personal checks, money orders or automated clearing house payments (ACH). We are looking into additional options as well. The easiest form of payment for us is an ACH transaction through RENTPOST. When tenants move into RENewell managed properties, they receive an email with information about how to set up the ACH payments with RENTPOST.
What is the security deposit?
  • Our standard security deposit is equal to the 1st month’s rent. RENewell treats security deposits differently than your average landlord. At the end of the the first year’s lease we perform a property inspection of the property and if the inspection demonstrates only normal wear and tear damage in the home we give the tenants ½ of the security deposit back* with the signing of the next year’s lease.
    If the property allows pets, there is an additional pet security deposit equal to 50% of the 1st month’s rent. The pet security deposit is treated the same way that the standard security deposit is at the end of the 1st year’s lease.
    *If RENewell is unable to provide this option to a tenant due to a conflicting laws, etc. the tenant will be informed of this prior to signing the lease.
Are pets allowed?
  • RENewell loves pets and whenever possible we encourage our tenants to responsibly own pets. Additional pet rent is required unless the tenant has renter’s insurance with coverage for pet related property damage. Unfortunately, there are properties managed by RENewell that do not allow pets for a variety of very good reasons. We always tell our applicants whether pets are allowed in the property they are applying for. If the property allows pets, there is an additional pet security deposit equal to 50% of the 1st month’s rent. The pet security deposit is treated the same way that the standard security deposit is at the end of the 1st year’s lease.
Who pays utilities?
  • This is dependent upon the property rented. Usually water is included and heat/electric costs are covered by residential tenants.
Is smoking allowed in properties?
  • No.
What if repairs are needed?
  • RENewell’s top priority is the immediate response to any repair requests with a goal of fast turnaround and complete satisfaction with the work. All repairs to the residential properties are managed by RENewell regardless of cause. In instances where repairs are caused by negligence of the tenant (or their pets), the costs for those repairs are passed on to the tenant. Tenants may fill out a Work Order form through Rentpost to request a repair. Repairs can be plumbing or roof leaks, electrical issues, heating and cooling, smoke alarms, etc.
How are pests controlled?
  • Pest control of properties managed by RENewell is managed by RENewell. In instances where pest issues are caused by negligence of the tenant and not addressed following a warning, the costs for pest removal are passed onto the tenant. Tenants may fill out a Work Order form through Rentpost to request treatment for pests.
When do I have to notify the property manager in regards to renewing my lease?
  • Tenants are required to provide 60 day notice prior to terminating a lease. With that said, RENewell contacts all tenants 60 days prior to the end of their lease to schedule the end of year property walk through and assemble a new punch-list for the upcoming year.
Do you require renter’s insurance?
  • Renter’s insurance is rewarded, but not usually required. Evidence of renter’s insurance can result in reduced rent and waiving of pet rent.
Do you charge service deductibles?
  • There is no standard service deductible charge. If there is damage to the property that is found to be caused by the tenant, they will be charged. All other repairs are included in rental price.
